Why Take The Risk?
When you pay cash for a property, you’re NOT competing with adjustable interest rates that can EAT into your cash flow if or when rates adjust. You’re NOT paying off a loan balance which is NOT cash flow but taxable as ordinary income. You still get the benefit of a Depreciation Deduction which increases your yield even more.
All monthly income checks are paid directly to my investors either directly from the Tenant or from a Bank collection account.
